Property in Kalkan: You don’t just pass through this town by chance on a stretch of coastline between Fethiye and Antalya where there are few other resorts – aside from next-door Kas – and it is structured, like an amphitheatre, around a crescent bay located below the D-400 highway. People began to build buildings up the hill and on both sides of the bay as the Old Town built up around a small harbour.
Despite the fact that Kalkan has no good beaches (although there are several beautiful ones if you drive (Kaputas and Patara), the British began buying homes there fifteen years ago, and the real estate boom began in 2002.

The little resort of Kalkan near Fethiye is perhaps the area in Turkey where you’ll find more well-heeled Britons than anywhere else. It isn’t the most opulent spot on the Turkish Riviera – that honor belongs to Bodrum – and it isn’t the most inexpensive by a long shot. No, it appears to be a combination of natural beauty, being too distant from an airport to draw package tours (90 minutes), and having a plethora of high-quality restaurants that haven’t ruined the atmosphere of a tiny, friendly town. Kalkan enthusiasts like how less marketed it is than Bodrum or Fethiye.

Because land prices have risen in Kalkan, new property prices have remained relatively stable, though there are some good deals to be had among older properties.
If you’re looking for something fresh, a few developers have been upping the bar for high-end villas, constructing “Kalkan style” contemporary residences that are in high demand for holiday rentals.
With the majority of Kalkan visitors choosing to stay in a villa rather than a hotel, gross yields of more than 10% are not uncommon in well-located, high-quality, well-marketed villas (but 4-6 per cent is more typical). As a result, the town attracts both investors and lifestyle purchasers, but where are the greatest spots to live?
