Where to Buy Property in Kalkan: The Ortalaan neighborhood, located west of the town center and atop a hill, is currently fashionable. Properties have views of the Old Town and the opposite side of the harbor, receive lots of sunlight, and are only a ten-minute walk from the center, in addition to being relatively low density, with 50% of land protected. A five-bed new-build villa with a pool may be purchased for roughly £550,000 (rental potential: £3,000-3,500 per week) or new apartments can be purchased for around £130,000. A selling villa with three bedrooms costs between £220,000 and £230,000.
But it’s the two across the harbor, Kisla and Komusluk, that have long been known as Kalkan‘s “Beverley Hills.” Both are a 20-minute walk from the Old Town and have views of the islands: a three-four bed villa with sea views costs £500,000 more.
If you go to the Kiziltas area beyond the town or to the center itself, you’ll get more bang for your buck. In town, a three-bed villa that is 7-8 years old will set you back around £130,000, a two-bed apartment with a view will set you back £65,000, and a new three-bed villa with a roof terrace would set you back £180,000.
Kas, a nearby town with a sleek new marina that is attracting yachties from all over the Mediterranean, is an option for those who prefer a more cosmopolitan than British-favorite town. It has a peninsula of frontline villas with solitude and direct access to the sea: plots start at roughly £250,000 (self-build is popular) and frontline resale homes start at around £600,000.
To drive out along the peninsula, you’ll need a car, but if you prefer to walk into town in the evening, a two-bed apartment closer to the center can be had for roughly £70,000.
There’s also Kalamar Bay, which is just around the headland behind Ortalaan and is a little more inexpensive — plots are smaller, properties are older, and properties are a little closer together. You don’t get the lofty views [of Ortalaan] because it’s so close to the sea, but it’s more tranquil and, of course, closer to the ocean. There will be a four-bedroom oceanfront mansion there for about £500,000.
